When most people think of investing, the first things that come to mind are the intangible, particularly stocks and bonds. While many people may not understand its more complex innerworkings, most have some idea about what investing in stocks entails. But what about bonds, and are bonds sound investments, especially when compared to more tangible investments like real estate? In this article, we will consider these questions carefully.

WHAT IS A BOND?

To put it simply, a bond is a type of loan whereby an investor gives money to a company, an individual or the government. In exchange, these parties promise to pay back the loan by a specific date, along with regular interest.

On one hand, bonds are typically a lower-risk investment than other more common types, especially stocks. When you buy a bond, you understand the terms and conditions from the very start and so will not likely encounter any unpleasant surprises.

That said, because they are low-risk, bonds tend to be low-yield investments unless  specified otherwise. While there is usually clear risk involved, real estate often yields higher returns while also building equity.

Real estate builds equity in many ways. This could be through debt decreasing or property value increasing. In contrast, the gains you reap from bonds will be predictable and consistent but generally unremarkable. Additionally, bond returns do not respond well to inflation.

Real estate, however, is by nature dynamic. It responds to the market, which means when prices go up, so does the value of your units. When you own several apartment buildings and demand for housing in your city is on the rise, you can expect to earn more from each of your units.

In sum, the higher yield, increased stability, and long-term benefits of investing in real estate prove better and more worth your investment than bonds.

HOW DO I INVEST IN REAL ESTATE?

There are many ways to invest in real estate. While there are intangible options like real estate investment trusts, many find it rewarding to actually manage the properties for themselves by renting them out, overseeing their maintenance, and so on.

Investing in real estate can be done through investment in rental properties or flipping property you’ve invested in. Perhaps the best way to start into real estate investment is by renting out part of a home, even if it’s just part time through a platform like Airbnb.

Blog #4: Loving Leverage

For more investments, you have no choice but to pay the market price for whatever it is you’re buying. If an ounce of gold costs 1900 dollars, you pay 1900 dollars. You put in the asking price, and that’s that. It makes sense, it’s reasonable- but it’s not the smartest way to turn a profit on your investment. Wouldn’t it be neat if you could find someone else to help you pay for the investment you’re making, while still allowing you to keep 100% of the profit earned?

With real estate, that’s possible. Leverage is when you use borrowed capital in order to increase the potential return on an investment. In practice, this typically looks like borrowing money from a bank in order to purchase a property.

Banks will typically cover 75-85% of the cost of a property, and you make a down payment for the remainder. This limits the amount of money you have to invest in the first place, which is nifty, but what’s really nifty is what you’ll experience as your property appreciates value.

Properties can naturally gain value over the course of time. Say you purchase a property valued at 500,000 dollars, and the bank finances 80% of that. You’ve put 100,000 dollars into that property, with the rest covered by the bank. And let’s say that then, the property appreciates by 5%, or 25,000 dollars. It may seem at first glance that you’ve made a 5% profit on that investment, but that’s not actually the case! You get to keep 100% of the appreciated value- AKA, profit!- from that property, but the amount of money you paid remains the same.

With that in mind, you didn’t make 25,000 on a 500,000 dollar investment. You made 25,000 on a 100,000 investment. That is a 25% profit, and that’s great.

In this way, you can use leverage to turn a nice profit. By utilizing the resources that banks have to offer, you can maximize your financial gain and make the most of your money.

There are so many possibilities to consider when you’re contemplating investing your money. Stocks and bonds, mutual funds and gold- the choices seem practically endless. There are a few reasons for that: the owner might have inherited the property and decided it’s not worth dealing with, or they might be in a situation where they need to liquidate their assets quickly more than they need to maximize their gains from it. Whatever the case, they need to make a quick sale, and that’s where you come in.

After that, once you own the property, you start getting into all the other profit centers real estate has to offer. Property can naturally gain value over the course of time: that’s the “Appreciation” from the list. You can also expand your profit by renting out the property for an amount greater than the expenses associated with your property: that one is “Cash Flow”. And once you’ve begun making a profit with a property, you can reinvest in even more properties, granting you the ability to increase your net worth exponentially.

The world of finances can feel like a hurricane. The tides of the economy are constantly washing in and out, and it can be hard to tell where you can safely make your investments in order to maximize your returns.

So, how do you tell what investment will secure your fiscal future? The stock market fluctuates every day. You can’t really depend on it to give you what you need.
